Product Overview

Eliminate Balcony Framing from Your Critical Path

The MCF Bolt-On Balcony, “B.O.B,” is a 100% extruded aluminum prefabricated balcony that ships fully welded and assembled, ready to bolt onto the building. Each unit arrives as a single piece with the decking, frame, and railing attachment points already built. Your crew bolts it to the structure and drops in the railing. That is the entire installation.

The overhead tieback rod support system eliminates the need for structural cantilevers or penetrations through the building envelope. The knife plate attachment through-bolts to LVL posts behind the sheathing. No waterproofing membrane is compromised. No structural cantilever is required.

For general contractors building multifamily and mixed-use projects, this system reduces the balcony scope from weeks of framing, waterproofing, and finish work to days of bolt-on installation. The schedule savings alone justify the conversation.

The aluminum plank decking is installed at 1/8" per foot slope away from the building for positive drainage. Non-slip V-grooves at 1" on center provide traction in wet conditions. The decking is welded directly to the framework, so there are no fastener penetrations, no gaps for debris, and no separate decking material to source or install.

Why Bolt-On

Bolt-On Aluminum vs. Traditional Wood Framing

The standard approach to multifamily balconies is a wood cantilever system built during framing. It works, but it comes with schedule risk, envelope risk, and long-term maintenance cost that a prefabricated bolt-on system eliminates.

Wood Cantilever (Traditional)

Framed during rough construction, tying up the critical path
Joists penetrate the building envelope, creating waterproofing risk
Wood rot, moisture intrusion, and structural failure over time
Multiple trades: framer, waterproofer, decking installer, railing sub
Combustible material in Type III/V construction adds fire risk
Ongoing maintenance: sealing, painting, rot repair, eventual replacement

MCF Bolt-On Aluminum

Installed after sheathing is complete. Off the critical path entirely.
Knife plate attachment through sheathing. Zero envelope penetration.
100% aluminum. Will not rust, rot, corrode, or degrade. 50+ year lifecycle.
Single trade: crane set, 3-man crew bolts it on. Done.
Non-combustible aluminum. No fire risk from balcony construction.
Zero maintenance. Powder coat is the final finish. No resealing, no repainting.

Aluminum Picket

Traditional vertical picket infill with 5/8" square tube pickets. Clean, durable, and cost-effective. The most specified option for multifamily balconies where code compliance and budget alignment are the priority.

Why GCs Choose Bolt-On

01

No Field Fabrication

Ships fully welded and assembled. Your crew bolts it on and drops in the railing. No welders, no hot work permits, no fabrication tent on the job site.

02

No Envelope Risk

The tieback rod support system and knife plate attachment mean zero penetration through the waterproofing membrane. Eliminates the #1 source of balcony warranty callbacks.

03

Schedule Compression

Replaces weeks of balcony framing, sheathing, waterproofing, and finish work with days of bolt-on installation. Removes the balcony from your critical path.

04

Stackable System

Designed for vertical stacking on multi-story buildings. Stacked balcony detail and engineering available for projects with vertically aligned units across multiple floors.

05

Crane Set, 3-Man Crew

Each unit is crane-set and secured by a three-person field crew. Units arrive fully assembled, so the crew is bolting and connecting, not fabricating. Furnish-only option lets you use your own crane and labor.

06

Zero Maintenance

100% aluminum construction means no painting, no rust treatment, no wood rot, no sealant reapplication. Powder coat finish is the final finish. Maintenance cost over the building lifecycle is effectively zero.

Finishes

Color & Finish Options

Standard powder coat in any RAL or custom color. AAMA 2604 and 2605 rated finishes available for projects requiring enhanced weathering performance. Specialty finishes including faux wood grain and faux Corten (rust effect) available for architectural applications.
